The job is good. The move makes sense. And then you run the math on carrying a mortgage, taxes, insurance, and utilities in Raleigh while paying rent or a new mortgage somewhere else, and suddenly the whole thing feels expensive in a way nobody mentioned in the offer letter.

The worst version is the one where you've already gone. Now you're managing a listing from another time zone, coordinating a handyman you've never met, and driving back on a weekend to deal with something that should have taken ten minutes if you lived there.

Certainty about the date is usually worth more than the last few thousand dollars of price. You can plan around a fixed closing. You cannot plan around "we'll see what the market does."

Where this works best

  • You have a hard start date.Corporate relocations, military orders, a school year, a family member who needs you now.
  • Your buyout or relocation package has a deadline.Some packages expire or step down. A firm closing date protects the value of yours.
  • You're buying at the other end.A contingent offer is weaker than a clean one. Knowing your proceeds and your date makes you a stronger buyer in the new market.
  • The house needs work you're not going to do.Nobody wants to project-manage a bathroom remodel during a move.
  • You're downsizing locally.Same problem, shorter drive. We can close after you've found the next place.

The trade, stated plainly

If your house is in good condition, the Triangle market is moving, and you have three or four months of runway, listing with a good local agent will probably net you more than we will. That is the honest answer and we give it regularly.

We're the better choice when the date is fixed, the runway is short, or the house needs work — because then a listing isn't really the higher number, it's the higher number minus repairs, minus commission, minus however many months of carrying costs, minus the risk that a buyer's financing falls through two weeks before your movers arrive.

Questions movers ask

Can you close after I've already moved?

Yes. A North Carolina closing attorney handles it and remote signing is standard. Plenty of our sellers are in another state by closing day.

Can I stay in the house for a few weeks after closing?

Often yes — ask, and we'll build it into the agreement. It's easier to arrange up front than to negotiate later.

What if my start date moves?

Tell us and we'll move with it where we can. Dates shift; that's normal.

Do I need to clean it out?

Take what you're taking. Anything you'd otherwise pay a mover to haul, leave it.

My company offered a buyout. Should I take it?

Compare it against our number and against a listing opinion. Buyouts are sometimes strong. We'd rather you take the best of the three than the one that called you first.
