We buy marital homes in Raleigh as-is, with a firm number and a fixed closing date — so the house stops being the thing you have to keep negotiating about.
Everything else can be divided on a spreadsheet. The house can't. It's the largest asset, it's illiquid, one person is probably still living in it, and every conversation about it carries twenty years of something else underneath.
What makes it worse is uncertainty. A listing has no end date. Every week it sits, somebody wonders whether the other person is dragging it out on purpose. Price reductions become new arguments. A buyer's inspection turns into a negotiation about who pays for the roof.
We're not attorneys, mediators, or financial advisors, and we won't pretend otherwise. We can't tell you whether selling is better than one of you keeping the house and refinancing. We can't tell you how North Carolina's equitable distribution rules apply to your marriage. Those are questions for your lawyer, and if you don't have one, get one before you sign a contract with anybody.

If both names are on the deed, yes — both signatures are needed to convey title. In North Carolina a spouse may need to sign even in some situations where only one name is on the deed, which is a question for your attorney.
Then we probably can't help yet, and that's honest. What we can do is give you both the same written number so at least one variable is settled.
Yes. Tell us the date you need and we'll work to it. We'd rather wait for the right date than push you into an early one.
If that's workable, it's often the better outcome and you don't need us. Where we're useful is when neither of you can carry it alone and a refinance isn't realistic.
There's no listing, no sign, no open house, and no photos on the internet. Deeds are public record after closing, as they are in any sale.
